Now the project is officially completed and declared as fit for use. The investments to the Office Building with the floor area of 2 800 sq. metres amounted to 9 million euros.

"The fact that global-scale tenants have decided to establish their offices on this building serves as an indication of its distinctiveness and sustainability. Their choice shows that the strategic direction selected by us, namely, our determination to continue constructions of only advanced business centres with technologies ahead of their time was the right way to go”, Lionginas Šepetys, the Head of SBA Company “Urban Inventors” says .

Like “Green Hall 2” Business Centre in this Valley, “Green Hall 3” was designed by the Danish “Arrow Architects” in association with the Lithuanian “Archinova”.

“Green Hall 3“ is the culmination of many years of work, starting with „Green Hall 1“ now more than 10 years ago. Over time the „Green Hall“ projects have all researched a more fluid architecture, pursuing the idea of a different approach to design. „Green Hall 3“ naturally complements the existing composition and finalises a campus that stands out in the central business district of Vilnius. „Green Hall 3“ is the final piece and with its movement, almost like a signature, it will make heads turn for many years to come”, said Ulrik Raysse and Ricardo Paternina from “Arrow Architects”, who designed the building.

The impressively leaning shape of the building, when looking at it from the banks of the Neris, was a tough nut to crack for the builders: each glazing unit is unique and has its place, so they were arranged like a mosaic. The façade itself reminds of a shape of a propeller and seemingly comes alive in the reflection of the flowing waters of the River and the movement of the City.

The Business Centre has been equipped with environmentally-friendly geothermal heating and would meet almost 100 percent of the heating and ventilation needs of the building having almost no impact on the environment. The specific shape of the façade helps to prevent the premises from overheating in this way reducing the ventilation needs in summer in addition to ensuring natural light in all workplaces. The offices established here have been equipped with the latest microclimate control system, which will ensure productive work and the well-being of employees.

A two-floor parking lot and bicycle storage, electric car charging stations have been equipped under the building. Investments in the green areas near the building amount to 0.5 million Euros.

Currently, most of the spaces available to rent on “Green Hall 3” have already been rented out. The largest tenant on the building is the global integrated risk assessment firm “Moody‘s”.

“Green Hall offers our employees a sustainable and supportive space that enables them to thrive. We look forward to making positive contributions to the local community in Vilnius as we continue to develop our business,” said Mariano Andrade Gonzalez, Moody‘s Lithuania Country Head.

Construction of the tallest building in the Business Valley was completed in 2009; to this day 90 percent of the rentable spaces have been rented out in addition to active negotiations for renting the rest of the spaces available on this building still in progress. “Green Hall 2” built in 2017 has been completely rented out.

According to L. Šepetys, Office Building “Green Hall 3” completes the whole Business Valley “Green Hall”, development of which was led by the most important priorities, such as innovation, sustainability, the lowest possible impact on the environment, and exclusivity. 3 business centres with a combined space of over 21 thousand sq. metres have been built in this Business Valley over the course of ten years with investments in this project amounting to 42 million Euros.
The business centres in this Valley have won many awards for their outstanding architecture. Prominent Lithuanian and global companies have chosen these buildings for establishment of their offices, including Tele2, “Tesonet”, “Telesoftas”, Citadele bankas, “Grant Thornton Baltic”, “Oberlo”, Law Firm “Walless”, “Monday Office” and others. “Barclay”s” Operations Centre had been operating on “Green Hall 1” for 10 years.

SBA Group is one of the largest entities in Lithuania operating in real estate, apparel, and furniture production sectors. The companies of the Group employ nearly 5000 people. SBA owns real estate innovation company “Urban Inventors”, which is developing not only Business Valley „Green Hall” in Vilnius, but also Business Centre BLC in Kaunas; as well as Investment Management Company “Capitalica Asset Management”, which manages Business Centre “Kauno Dokas” in Kaunas, “135” in Vilnius and will be developing a modern office complex “Verde” in Skanste District in the Centre of Riga.
